Privacy notice

This explains what happens to your details when you send an inquiry about a property, and what you can ask us to do about them. It follows the Data Privacy Act of 2012 (RA 10173).

1. What we collect

Your name, and whichever of your email address, phone number and message you choose to give us. We also record which listing you inquired about, when, and how you arrived at the page.

2. Why we collect it

To pass your inquiry to the broker who is selling that property, so they can reply to you. That is the whole purpose.

By sending this, your details go to the listing broker so they can reply, and you agree to the privacy notice.

3. How it is handled

Your details are stored securely and are only ever read by the broker you inquired with and by the small team operating this service. We do not sell your details to anybody.

4. Who else may see it

The broker listing that property, always - that is what sending the inquiry does, and it is the only reason we ask for your details.

What the broker does next is theirs, not ours. Once your inquiry reaches them they hold your details as well, and if they want to tell you about other properties they must ask you themselves. We do not grant them that permission on your behalf and we cannot withdraw it for you.

We also look at inquiries in combination - how many buyers ask about an area, a size or a price band - to understand what the market is looking for. We do this by adding to a count as your inquiry arrives, not by keeping your inquiry in order to study it later: what is stored for this is a running total, with no name, no contact details, no message and no date more exact than the month. It is never used to contact you about anything.

If you use the affordability calculator and leave the sentence about your budget in your message, that budget is included in those totals as a broad range - never the exact figure, which is not sent to us at all. Delete that sentence before you send and nothing about your budget is recorded anywhere.

We also use suppliers to run the service - hosting, a database, and an email provider. They process your details only to deliver it and cannot use them for anything else.

5. Automated decisions

We do not make automated decisions about you. Where an automated assistant replies to an inquiry, it answers using only the facts the broker published about that property, and it says so when asked.

The broker you inquire with is separately responsible for their own copy of your inquiry, as their own client record.

7. How long we keep it

The raw inquiry is deleted automatically after 30 days. The combined totals are kept longer. They hold no name, no contact details, no message and no date more exact than the month - so once your inquiry is deleted there is nothing left that points back to you.

If you uploaded a listing rather than inquired about one, and never finished claiming the page it made, we delete the whole thing - the page, the photos and the file you sent - after 30 days. You do not have to ask.

The broker you contacted keeps their own copy on their own terms. Ask them directly to delete it - we cannot do that for you.

8. Your rights

You can ask us at any time to:

  • show you what we hold about you
  • correct anything that is wrong
  • give you a copy in a format you can take elsewhere
  • delete your details, or stop using them
  • stop sending you messages - every message we send has a one-click unsubscribe link

One honest limit: deleting your details removes them from us. The broker you inquired with keeps their own record of that inquiry, which is theirs and which you would need to ask them about.

You can also complain to the National Privacy Commission if you think we have handled your details wrongly - privacy.gov.ph.

9. What we store on your device

Two things, both ours. Neither is used for advertising, and neither follows you to other websites.

  • A small cookie that remembers where you arrived from - for example, that you came from a Facebook post rather than a search. It lets us tell a broker which of their posts is working. It lasts 30 days and it does not identify you.
  • A timestamp saved in your browser for each listing page you open, so that reloading a page is not counted as a second visitor. It holds nothing but the time, and it is never sent anywhere.

The security check on the inquiry form is provided by Cloudflare and may set its own storage in order to tell a person from an automated script. We run no advertising trackers and no analytics from other companies.

You can clear both at any time in your browser settings. Clearing them costs you nothing - the page and the form work exactly the same without them.
